HDB & Upgrading

Can I keep my HDB and buy a private property?
Yes, provided your HDB has met the 5-year Minimum Occupation Period (MOP). You are not required to sell your HDB when buying a private property after MOP. However, if your HDB is still within MOP, you generally cannot purchase a private property unless you fall under exceptional cases (e.g., certain financial hardship schemes).

What happens to my HDB grants when I upgrade?
When you sell your HDB flat, you are required to refund any grants received (including the CPF Housing Grant) back into your CPF account, plus accrued interest. This refund becomes available for your next property purchase.

How long after selling my HDB can I buy a condo?
There is no mandatory waiting period. You can buy a condo immediately after completing the sale of your HDB flat, as long as you meet the eligibility conditions and have the required funds. However, you may need temporary housing if there is a gap between completion dates.

Property Purchase

What is the difference between new launch and resale?
New launch condos are purchased directly from developers, typically with progressive payment schemes and longer TOP timelines. Resale condos are bought from existing owners, with immediate possession but higher upfront cash requirements. Each has different risk and return profiles.

How much cash do I need for a first condo purchase?
For a bank loan (LTV 75%), you need at least 5% of the purchase price in cash, plus 20% from CPF/cash. On a S$1.5M condo, that’s S$75,000 cash minimum, plus BSD (~S$40,600), legal fees (~S$3,000), and renovation budget.

What is ABSD and who needs to pay it?
Additional Buyer’s Stamp Duty (ABSD) is a tax on property purchases beyond your first residential property. Singapore Citizens pay 0% on first property, 20% on second, and 30% on third and subsequent properties. Different rates apply for PRs and foreigners. Current as at July 2026.

When is the best time to sell my property?
There is no single “best” time — it depends on your personal situation, market conditions, and your next move. Key factors include: whether you need to sell before buying, current interest rates, supply in your area, and your holding power. A strategy call can help you evaluate the right timing for your specific situation.

Should I sell my HDB before buying a condo?
Selling first gives you liquidity and avoids the risk of holding two properties. Buying first gives you certainty of a home but requires bridging financing. Most clients who have sufficient cash reserves prefer to buy first to avoid moving twice, but the right answer depends on your cash position and risk tolerance.
